Trademark notice: Zillow® is a registered trademark of Zillow, Inc. This Extension is an independent third-party tool that analyzes publicly visible Zillow listings on behalf of the user. It is not affiliated with, endorsed by, or sponsored by Zillow Group, Inc. in any way.
Deal Analyzer for Zillow ("the Extension") is built with privacy as a core principle. This page explains exactly what the Extension does and does not do with your data.
What we collect
The Extension does not collect, store, transmit, or share any personal information. It does not include analytics, tracking pixels, telemetry, or any third-party SDKs. There is no account, no login, no remote server we own that receives your activity.
What's stored locally on your device
The Extension uses Chrome's storage.local API to save the following on your device only:
- Your settings — default down payment percent, expense toggles (vacancy, maintenance, etc.), optional manual mortgage-rate override
- Per-listing rent overrides — when you type a custom rent on a specific Zillow listing, we remember it for that property only
- Cached public market data — the current 30-year fixed mortgage rate (from Freddie Mac's PMMS) and ZIP-level rent estimates (from Zillow's published research data), refreshed periodically
This data never leaves your device. Uninstalling the Extension removes all of it.
Network requests the Extension makes
To provide its analysis, the Extension fetches public data from the following sources directly to your browser:

These are direct browser-to-host requests. We do not proxy them through any server. We do not log them.
Permissions explained
The Extension requests these Chrome permissions:

What the Extension reads from Zillow pages
When you're on a Zillow listing or search page, the Extension reads:
- Listing price, beds/baths/sqft, address, ZIP code
- Property tax rate and HOA fee (when shown by Zillow)
- Zillow Rent Zestimate (when shown), used as one of several rent estimation methods
This information is read only for the purpose of computing your deal analysis on your device. It is never transmitted off your device.
What the Extension does NOT do
- Does not collect or transmit personal information
- Does not track your browsing activity across sites
- Does not include any third-party analytics, ads, or trackers
- Does not share data with Anthropic, Zillow, or any other company
- Does not store data in the cloud or on any server we operate
- Does not access tabs other than the active Zillow tab
- Does not modify Zillow listings or interfere with Zillow's service
Children's privacy
The Extension is intended for adult real estate investors. We do not knowingly collect data from anyone, of any age.
Changes to this policy
If we ever change this policy, we'll update the "Last updated" date and post a notice in the extension's options page.
Affiliate disclosures
The Extension includes one or more affiliate links to third-party tools that complement the Extension's rental-analysis features (e.g., property-tracking, lender services). When you click an affiliate link and complete a sign-up or transaction, the Extension's developer may earn a small commission at no additional cost to you. Affiliate links are clearly labeled "Affiliate" in the UI.
The Extension does NOT track which links you click — those clicks go directly to the third-party site, which handles its own analytics. We only learn about a click if the affiliate program's dashboard credits us with a sale.
The Extension's analysis (deal grade, cash flow, cap rate, etc.) is computed entirely from your inputs and public data — affiliate placements never influence the math.
Data deletion
To delete all locally stored data, simply uninstall the Extension via your browser's extensions page. Nothing remains on any server.
